Third Party or Property Owned Laundry Room

All, I currently have a 59 unit property under contract in Dallas. There is no current laundry room management service contract because the prior one expired and was never renewed. That said, I have the opportunity to bring the laundry room online again by using a third party or to do it myself.

Have any of you dealt with this decision and if so what did you end up doing? It is obvious that collected revenue would be higher under the property owned model - but is it worth the extra work and cost?

Second and final question, for those of you that have recently signed a new contract, what signing bonus are you guys seeing in the market place?
