New to BP, but not to DFW

Hey BP-ers,

I wanted to formally introduce myself and ask for any advice that you might offer to a new real estate agent & investor.  My name is Kyle Bilton and I have grown up in the Dallas/Fort Worth area.  Today, my wife, 2 year old daughter, and I live in Arlington which is perfectly central to both Dallas and Fort Worth.  For the past 5 years, I've been teaching for Dallas ISD as a social studies teacher.  Although I loved teaching and have a teacher's heart, I am ready for a new challenge in real estate.  I plan on being in it for the long haul.  

I bought my first investment home in 2013 and have purchased 2 more since then.  I have a very solid mortgage lender, a reliable home inspector, and a great tile/flooring guy.  And I'm not afraid to swing a hammer as well. 

I would love to work with other new investors, either by helping them find a house or doing a flip together.  

For those experienced BP-ers, any advice for a brand new agent/investor working in a hot market?
