Where are the best places outside of NYC to invest in Multi-Units

Hi everybody,

I'm looking for places that are great for 10+ units multifamily investing. I've been starting to look at Cleveland, but I'm wondering if anyone has ideas on areas closer where I can get higher cap rates than 4 to 6% here in NY.

Cleveland is a rough place to invest.  There are pockets of opportunity, but in general, poor appreciation and not much availability....There are some outskirts in Texas like the DFW(Dallas Fort Worth) area, and some suburbs of Phoenix where there are growth markets.....which is what you should be looking for.

Also, a great resource to find where in the market cycle multifamily investments are at for particular cities.  Here is a link to that...  http://apartmentvestors.com/blog/understanding-mar...

Hope this helps.
