I've used Legal Zoom to create my husband's and my will.  Also have power of attorney's and Living Will's done.  So, now, we've started real estate investing and we've been told that we need a trust to oversee the LLC...

I have access to Realist, and there's SOME information you can gather from the tax records, but not all homes have it, and it has proven to be quite time consuming (for example, if it says it was bought/refi-ed at 27k in 2011, I can run it through a mortgage calculator to get an idea of what current equity might be).

Have you tried:- Running comps of similar properties in the area and calling those buyers directly- Posting Craigslist, Newspaper, BP, adds- Find some local meetups and market it to them- Reach out to local agents in the area and see if they have any buyers that may be interested- Reaching out to local wholesalers and shopping it to their buyers listJust a few quick ideas I would try.

I know that it would be prime for flipping, but I don't know if it's a wise idea to try and flip a property when one, I'm still a poor college kid and can't afford to make the payments while work is being done and two, I'm a ten hour drive away from the property.
