you will want to ensure that the portion being sold is its own separate parcel - otherwise it will need to be platted, or assigned its own APN (assessors parcel number). you can look this up on the county GIS mapping site - you can see how this parcel is divided, and also check on other important things, like adjacent parcel boundaries, easements, access, wetlands, streams or other critical areas that prevent full parcel development. 

As a new agent I would say the training and lead generation are likely the most critical in the short term but if you are doing diligent research try to take all into account.Hope this helps, and good luck in your journey!

So with that said, it might mean that you need to marry the research on the markets that could be good opportunities for you with markets you can be in-market to build those critical relationships, which may further mean you are already in the right market; to focus on that aspect!   

Sales skills can also help in marketing properties effectively and attracting potential buyers or tenants.Overall, while sales skills can be helpful in real estate investing, the ability to analyze and assess potential investments is arguably the most critical skill to have.

My only criticism about buying from their note exchange is that the smaller notes become very expensive since they charge $500 from the buyer and $500 from the seller.

I would like to start interviewing Property Managers soon as I know they are a critical partner when employing a long distance investing strategy.

I've yet to find a maintenance person that works for us, but we do have good experiences with Lister Plumbing and a local electrician company (name escapes me right now).Housekeeper is the critical one.

The PM is so critical component it's almost impossible to replace, I do not believe DIY story when managing remote, especially OOS in class C and above.
