you will want to ensure that the portion being sold is its own separate parcel - otherwise it will need to be platted, or assigned its own APN (assessors parcel number). you can look this up on the county GIS mapping site - you can see how this parcel is divided, and also check on other important things, like adjacent parcel boundaries, easements, access, wetlands, streams or other critical areas that prevent full parcel development.

So with that said, it might mean that you need to marry the research on the markets that could be good opportunities for you with markets you can be in-market to build those critical relationships, which may further mean you are already in the right market; to focus on that aspect!

My only criticism about buying from their note exchange is that the smaller notes become very expensive since they charge $500 from the buyer and $500 from the seller.
