Valuable Skills and Certifications for REI

Hi BP family! What skill is most valuable to obtain when getting started in REI? I'd like to add a part time real estate centric job to what I'm currently doing so I can be more valuable when partnering with someone. I do not have any deals under my belt yet and I am looking to get started.
