So, send a Notice that as of X Date the Rent and any late fees will be paid or a Notice to Vacate will be forthcoming, followed immediately by filing with the Appropriate Judicial Body to institute an Eviction.

@JD Martin it was a matter of problem solving, ordering parts and the such.It does make sense that if it was gross negligence, that I would owe them the credit; but in this case is was normal wear and tear, the issue was handled appropriately and as timely as possible.

So what I do is I tell the tenants that if they catch another tenant doing something that is blatantly against the lease; Throwing trash on the ground, Not disposing of cigarettes in appropriate areas, Destruction of property, etc;I tell them to get a photo and or video of it and send it to me.
