Sure, I could do all that in numbers (excel), but it is so slick and easy to use, plus I didn't need to do anything but purchase it, my time is valuable too :DPS - I just whipped it out and used it to secure a new client for my REI LLC by showing the stats on my previous 3 deals.just sayin :-)

Or you can also go out there and find a cash buyer and then just make a $5-10k wholesaling fee.Also, if she is so far behind, then $45k is a more realistic offer if that.

-Underestimating the significance of properly setup utilities in a cold climate: Buying a rental building which has owner paid utilities or even a building which has tenant paid heat but is so inefficient it costs almost as much as rent to heat the house/ The tenant will pay the heating bill way before rent.

I would try to talk sense to them but to no avail.Sometimes you get a couple where one's credit is so bad you leave them off the credit app and then put them on the deed.
