Turnover rate on small houses

I have a small house in mind (2/1, 850 SQF living area). I think I can get it for a price that's at or very near the 50% rule.

Do these type of houses have a very high turnover rate, like every year or two? If so, I'm wondering if the constant search for new tenants is so much of a time/cost hassle to outweigh the cash flow? This house is in a rentable neighborhood, but it is definitely not some "hot" neighborhood where people might overlook the small size just to get into the neighborhood. It does have a great backyard with mature trees, and the house itself photographs/shows well in terms of appearance. (it's not some forbidding bunker that's falling apart, it's just small).
