I want to get the ball rolling, but I don’t know where to start.  

Where most people fail is when they low ball the heck out of people, resulting in poor work.

Leaving behind the palm trees for some Hoosier hospitality, and let me tell you, mainland living is a whole new ball game.

If you are more suited for an office/desk and a 9AM-5PM job with a salary I would say DFPI.If you get your real estate license its again a different ball park if you are a buyers or sellers agent.

The lowest minimum loan amount I'm seeing right now is around $60K for some DSCR lenders, which seems to be in your ball park.

Good enough to throw a ball for a dog. but not much else. 

There are 4 goals for me on that initial call:1) Identify motivation2) Build rapport3) Understand extent of repairs4) Get a priceAfter gathering this info, I will do a quick analysis and get back to them with my ball park price.  

I usually make sure they are people I'm willing to rent to before I show them the house, so the ball is always in their court on the day of showing.  

I'm a 1099 employee, I have a LLC can't get approved for a loan right now, was looking more for a hard money lender type just to get the ball up and rolling I'm staying near Glens falls right now  but I do most of my work in MA and found a lot of foreclosures that need work and I have a contractor over there.I just join this today so I'll do some more research.Thanks for the feedback
