Where do I start?

I am looking to become a MLO starting off in California. I work as a registered nurse in San Diego, but I have an itch to venture into real estate/lending. I have an opportunity to be mentored at a company that is licensed with DRE, but I first need my real estate license. I am between this or getting a DFPI license. Once I have experience I plan to get licensed in other states and move out of California. Any input would be greatly appreciated!
