First time as a landlord- procedures for app and lease?
Hello! First time posting. Anyway... I just purchased my first rental property (Canada) about a month ago and I've had a few problems with people applying, giving me a deposit, and then dragging their heels about signing the lease.
The first person gave me a 200$ deposit via e-transfer after I told her we accepted her application. She said she was out of town the next day when I asked to meet and sign the lease but she would sign when she got back. This kept happening with her, then about 4 days before she was supposed to move in she tells me that she found another place. I kept her $200 deposit and moved on to do more showings.
Now I have another person who I accepted, she said she was out of town but had a friend drop off $200. Supposed to sign the lease on Saturday but she had a friend text to tell me that her wallet and phone were stolen so she will not be home until Monday. I'm afraid this is going to be the same situation so I'm placing the ad back up and booking showings for Tuesday just in case she does not sign. Do I give her a time limit to sign and if she does not sign by then do I keep her deposit?
So here is my main question: what are your procedures for applications and lease agreements? Do you have anyone who applies give you a deposit with the application? How much? Do you make them sign the lease that day? How do you do it all?

Note: My mom also just bought an income property and she is having a similar problem...only she actually let them move in and now they are refusing to sign the lease for the amount they agreed on...
