The reason I structured the deal for 5 years rather than a long term (and more immediate cash flow), is that my twin daughters will be graduating high school in 5 years, so I'd like to have as many of my rentals paid in full by that time as possible.

E mail.. for intro's does not seem to work well .Also don't sound like you just graduated a how to buy real estate class and your building a team... that smacks of rookie.you have to remember good brokers in the commercial world already have a buyers list more like a wholesaler and the good deals are not put out to the open market they go to their existing clients first so they can double end the deals.
