The reason I structured the deal for 5 years rather than a long term (and more immediate cash flow), is that my twin daughters will be graduating high school in 5 years, so I'd like to have as many of my rentals paid in full by that time as possible. 

I am a recent graduate of Middle Tennessee State University with a B.S.

Unfortunately the architecture program is focused more on the design-thinking process and doesn't teach us about the business side of the built environment, and I don't have any more free electives to take a real estate class before I graduate.

Over the summer I graduated from college and transitioned into my first 'adult' job as a consultant for Armanino LLP.

Property management and site acquisition are two areas that sound intriguing, but I'm not sure whether landing a job in either field would require a post-graduate degree like an MBA or MRED.

E mail.. for intro's does not seem to work well .Also don't sound like you just graduated a how to buy real estate class and your building a team... that smacks of rookie.you have to remember good brokers in the commercial world already have a buyers list more like a wholesaler and the good deals are not put out to the open market they go to their existing clients first so they can double end the deals.
