No Response from Multi-Family Brokers?? What am I doing wrong?

Hello everyone,

I have recently been reaching out to multi-family brokers in the Florida area regarding properties they have. I am relocating to Florida in January so I am looking to get a jumpstart on my real estate investing there by starting to analyze deals and move forward with ones that fit my goals. I have reached out to roughly 5 brokers and got no response back. I am looking for roughly 5-15 units, with only minor renovations needed to be done on the property. Does anyone know why I am not getting a response from brokers?

I have currently no connections in Florida currently (since I'm in Wisconsin until I relocate), so could that be the issue? I wasn't sure how to start building my real estate "team" of lawyers, CPA's, property managers, etc., but I figured reaching out to brokers would be my first step to acquire a property. Any help provided would be much appreciated!

This is a classic problem related to available time versus available money, and how people use each resource. Of my available time (I also work a job 40 hours a week) I schedule family time, work my real estate business, work my own rehab projects, enjoy teaching others, and have non-real estate hobbies. I sleep avr of 6 hours per day and watch zero TV. I just don't have time. Free time? What is that? Yet I still make time to meet people that want help.  If you want my attention ask me if you can buy me a cup of coffee and then chat for 15 minutes. If we connect and have a nice conversation I might chat for more.

An email is not a conversation, and doesn't help build relationships - it might help maintain them but that's it. Work to build relationships, and you will find deals. You will also learn how to weed through the BS really fast.
