I've written offers after offers.I am starting to contact agent first to feel out seller expectations.I am working expired, cold callsI also write with offer, my buyer understand all the issues and still will proceed....if it wasn't for my own passion for investing....Any advise, pearls of wisdom?

I am looking for some wisdom/advice and would be open to other opportunities that may arise.

Take with a grain of salt answers from non-Texans, and if much of your knowledge about how EMDs/contracts/contingencies/etc work comes from BP then re-evaluate what you think you know based only on the wisdom of fellow Texans (who may or may not be on BP). :)
