Recent Grad in Philadelphia

Hello Everyone,

New to the site and REI.
I am a recent college grad in suburban Philadelphia eagerly looking for advise on a first purchase in philly/ surrounding areas. What I have in mind: a 2,000sf or smaller row home where I can also live and rent out. Don't have much capital but am open to most options. Because I am new, I'd also entertain birdogging for an investor for experience/ extra cash.
Thanks for any words of wisdom
