Looking to buy some commercial properties, one that has my most interest is a Baber shop build out in my city of Las Vegas.My daughter is turning 8 next month and I would like to acquire this building/business and turn it into a men’s/Women salon from a Baber shop layout!

We also enjoy being a part of the rehab to customize the interior layout.

The first objective for our team was to redesign this home’s layout to create a more open floor plan.

Look for a key or ask the broker for clarification.My best guess is that these are just different layouts.

If your building from Scratch and it is a 50 unit project or more get an experienced multifamily architect like  Humphreys out of Dallas. if your building a smaller project you could go to several new apartment projects in your area pose as a potential renter and get their floor plan layouts then use the ones you think will fit the building you have or are building. 

When the appraisal is done, its based on comparable sales within a 1/2 mile distance within the last 3-6 months that are most like the home in sq. ft. layout, appeal, design, condition and age as compared. 1-4 family units are never appraised based on the income or revenue that they generate when dealing with a residential mortgage loan versus a commercial loan.

In extreme cases you might have to lay out money to repair the issue (if it effects you) and sue for reimbursement.You also have to understand the rules and fees and how they effect you.

@Bobby CookseyI would suggest setting up the entity first and determine the % of equity each person gets and lay out the individual responsibilities.

If you need to fasten 2 together get the correct faster layout as per the LVL mfg specs.
