Saw a nice condo I think would make a great first rental property..... can anyone here tell me what I would be responsible for as a landlord? Just repairs? Also, the condo is in a HOA.

The specifics will depend on the HOA rules and bylaws. For condos, generally, you own the sheetrock in. Anything within the sheetrock is your responsibility to fix. However, in practice, this will depend on how well run your HOA is. Large condo complexes have management companies and processes in place to handle issues. Small complexes are run by the volunteer board members and repairs can be delayed if board members don't understand or care about the issue. In extreme cases you might have to lay out money to repair the issue (if it effects you) and sue for reimbursement.

You also have to understand the rules and fees and how they effect you. Both can be changed anytime.
