Investing out of state is very difficult.Underwriting properties is critical, deals are right around you, you don’t need to go out of state to find them. 

Also be extremely critical and conservative of your numbers - Philadelphia is a great market and will most likely not have huge % decreases in rent and home values in the next 2 years as opposed to other markets.

The main thing here is quality of product and proper pricing are critical for people trying to move quickly in this market. 

In general, I pay however these critical resources want to be paid. 

I'll likely have a more critical eye towards some things before I get under contract.We are dealing with a lot of older housing stock here in the NE so inspection is critical.
