Real Estate Market in Charlotte NC

The Queen City.

Charlotte is the largest city in NC, and the 15th largest in the US, sporting a population of around the 900k mark not including the immediate surrounding towns. Those added populations of those areas bring it to ~1.3M people within about a 30 minute drive to heart of the city. This draws a lot of people in to Charlotte, which helps the local economy and has led to a rapid need for development here recently in the Charlotte area. As a side note, Charlotte ranks in the Top 1% of Cities to live in, in the entire world. You genuinely cannot ask to get much better than you'll find in Charlotte. I mean just the food is reason enough to live there. 

The Charlotte annual population growth rate is sitting around 1.61% which is absolutely amazing. 3.27% growth since the 2020 Consensus. Persons over 65 account for 10% of the population. Migration is incoming from NYC, DA, CA in that order, with outbound searches going to places like Myrtle Beach, Asheville and Greenville SC. There is a frequent trend with people moving from the bigger cities to Myrtle Beach and Asheville my guess is retirees, retiring soon, and/or people who can afford a higher cost of living. Around 76% of online buyers looked to stay around the Charlotte area. No doubt having something to do with the massive investments in infrastructure/companies/sports here recently in Charlotte. Median age of 35, 24.2 min average commute to work, and around 35,000 veterans locally. 

As a side note, the current growth trend if keeping pace, should result in about a 47% population growth in the next 20 years, bringing the Greater Charlotte Metropolitan area to over 2,700,000 residents. It is currently one of the fastest growing areas in the United States. You love to see it as an investor. Charlotte sports a great nightlife, with many great colleges like UNC Charlotte, Queens Uni, and Davidson College. A massive student population, and immaculate night life scene give birth to a large need for student housing, and STRs. Charlotte sports the rank of number 1 most liveable city in NC.

Let's talk crime, then numbers. Charlotte sits at a 7 out 100 on the crime index (with 100 being the safest), nothing to freak out about cities are always higher in crime rates than the backroads of NC. As a side note, a 7/100 is the safest city in NC so should alleviate viewing that score negatively. Overall crime is up 3rd quarter year over year by 4.5%, property crimes are up 7%, violent crimes are down 5%, but homicide has increased by 26% in that same time span. 

The median home value is $395,000, median sale price is at $405,000. Average DOM is 43, with less popular homes getting 2% under list in 41 days, and popular homes going in 19 days at list price. It's not extremely competitive, but many homes are still seeing multiple offers. The main thing here is quality of product and proper pricing are critical for people trying to move quickly in this market. 

There is too much conflicting data to pull just from Charlotte, and not other areas surrounding (that generally include data in SC), so to keep this post NC related and on topic, I won't speak to market inventory/supply. 

About a 53% owner occupied ratio, 62% SFH and 37% MFH. 11% Poverty rate, there is a need for affordable housing, and SF/MF are both viable options in this market. Cost of Living ranks 4/50 in NC (expensive for NC), and top 5% most expensive cities in the world.

Charlotte is a major commerce hub and the second-largest banking center in the country. The Corporate Headquarters of Bank of America and the East Coast operations for Wells Fargo. Charlotte is home to the Carolina Panthers, the Charlotte Hornets, two NASCAR Sprint Cup races, the NASCAR Hall of Fame, and the Charlotte Douglas International Airport.

There isn't much else left to say about Charlotte. It offers everything, therefore needs everything. From tech, medicine, marketing, even to having a 54% population with religious affiliations. If you want it Charlotte has it. The simple fact that this is true means that every single type of investment option should be on the table for investors. Properties with multiple exit strategies should be taken in serious consideration, as Charlotte is a shifting giant due to global politics and shortages. It feels that weight a bit more than other cities in the state or country, because it's population directly means it's going to realize those impacts on a "Big City" scale. Raleigh, nor Durham have anything on the size of Charlotte, even combined. So important to realize it's a much larger beast, that will reflect what the market is nationwide a lot more than other markets in NC. I think most people forget that, and it's good to keep that in the back of your head.
