THE VALIDITY OF THIS LEASE IS PREMISED UPON THE COMPLETION OF PAYMENT OF ALL MOVE-IN COSTS BY THE TENANT(S).Check with a local attorney, but this should give you an easy way to cancel the lease if you find yourself in this unfortunate situation in the future.You'll probably lose some time and rental income by disentangling yourself from this trio, but I always consider my "first time mistake" as tuition and take preventative measures to avoid the same predicament moving forward.Good luck!

It just scared me too much to invest in a trio.

im currently in the middle of my first deal witch is a 203k house hack brrr the golden trio renovation has about 1 to 2 months left not sure what my focus should be one findings the next deal or preparing for the property management side of things ,i don't want to get caught up in the day of things and not be able to scale

I bought the place 4-5 months ago thanks to BP encouragement. got a trio in and 3 months later the couple is breaking lease to get out due to domestic violence/ harassment from other roommate.

Better yet, have a lawyer (not the Moe, Larry, and Curly trio who are handling this current case) review the lease and make it court-proof.Antoinette, I'm sorry you are going through this, but IMO, you brought a lot of this on yourself. 

We can order from our title and escrow company whats called a Trio.. you simply call in on the customer service line. give an address or APN and within 90 seconds you will have an email with a copy of the last recorded deed...

Oregon, we can get what's called a "trio" report on prospective properties from the local title companies.
