My debt to income ratio is around 0.08.I dont have MLS in front of me but we ran a calculator in MLS for loan qualification and I believe I ended approved for up right around $35k.

Instead, just like a bank, the lender should complete a pre-qualification letter for you and you should submit that pre-qualification letter to the listing agent.If the agent or seller needs more information or proof, they can ask for it, and at that time, the lender can provide a proof of funds or whatever the seller wants.

I'm wondering if you have any pre-qualifications / criteria set-up as well..Quite in the similar situation as you and looking to connect with the right people to make moves on the ground soon - building a team etc..

Marc, I'm not sure what a "tax agent" is or what type of qualifications they have, but it sounds like you need to find a CPA with some real estate experience.  

Talk to a local lender that works with real estate investors that will help you walk through the qualification process.
