@Lance Moore I agree with @Patti Robertson that is best exit strategy so if you are not comfortable with that strategy in future not ideal to get in.  

My ideal rental is:   1300sqft to 1500sqft 3 bed a full 2 bath house tucked inside an ok neighhood 10 min to a freeway 30 min to the edge of where there's jobs. 

Thanks @Bruce Lynn. how about constructing 2 townhomes on a lot. i have a family and kid  so sharing room would not be ideal, i know its hard to find any duplexes in residential neighbourhoods. i am thinking either work with builder to build 2 townhomes on a lot or buy a distressed SFH and add additional unit with rezoning.

I would see it as a good thing as well - renting to families can be ideal.

Either do or at least over-see the work personally or stroke a check.Can't work 'on your business' vs in it and complain or be confused.

To be honest, I understand his situation might not be ideal, but this is business.
