I'm still searching for my first deal but slowly narrowing in and will be purchasing my first property within the next month or so. 2 pieces of advice: 1.

Narrow down the investor ….

I’m interested in everything; but to narrow it down and start with being on a fix and flip team project, a few buy and holds in the future for passive income, partnerships and networking to make some deals happen!

@David Vile"The question is, is it legal for our "A LLC" to purchase the property from the other "B LLC""Yes, however "what are the tax ramifications" is a separate and important question.If your partner owns more than 50% of both LLC A and LLC B, and the property has an unrealized loss, a sale between the partnerships can get a little tricky from a tax perspective.Regardless of the previous sentence, there may be a planning opportunity here depending on whether the property has unrealized gain or unrealized loss. 

My input here would be 1) definitely narrow down your goals as far as do you want to fix flip, wholesale, rental income, etc. this could even be using one method as a means to build capital for the next i.e wholesale until you can afford a rental.2) The stage I’m at.

We typically use the 1% rule to narrow down our list and then select a subset from there that we think will be the best properties to do full cash flow analysis on.

I live in the area on Cecil B and frequently walk past the house.

More importantly, I want to be able to read/narrow down these lists to know which properties really house these motivated sellers we all so desperately want.

Ultimately, my question is, without actually having to drive around the city every day, is there a way I can narrow down distressed properties through the use of public records?
