We are a group(3 pp)and we have the property under contract (1ST DEAL) with 70k. Arv 90k. The house is just need little bit of work. 1st guy think this house is very good deal, and he want that he will get money lender for 73k for 5%(5 years). He want to find sb want to do the owner finance for that house with 90k. In worst case senerio he can sell the house if it take too long to find owner finance. The other guy want to put the deal under contract and at the same time, he will marketing that with wholesale deal and can do owner finance too. If time is up and nobody want it. He will terminate the contract( this way he dont want risk with his money). Me, the last person in the group need the advice.. thank
