The reason it's a concern is our neighbor of 35 years is selling, the city did a street improvement 15 years ago and it affected both of our properties, we are rather land locked and the current neighbor hasn't objected if we needed to walk or drive our mower across this 10 foot corner to reach our property to take care of lawn maintenance.

I am assuming these are properties that you are actually going out and physically looking at because I look at hundreds of properties a week from my office.A lot of first time multi family investors I work with get racked with indecision and are often too nervous to pull the trigger and put their best foot forward when a deal meets their criteria.  

I have a guy that does a good job for $4 dollars a square foot and another one for $3.50 a square foot.

The builder said they may have to move the foot print by 10ft in the front.

I don't have any idea what a 7000 square foot building goes for in your area.
