Easement Agreement for Right of Way, what should I offer $$ ??
What would a fair amount be to offer our neighbor for a right of way easement to cross over thier corner of the yard to reach ours. The reason it's a concern is our neighbor of 35 years is selling, the city did a street improvement 15 years ago and it affected both of our properties, we are rather land locked and the current neighbor hasn't objected if we needed to walk or drive our mower across this 10 foot corner to reach our property to take care of lawn maintenance. We did receive a settlement from the city for lack of use and access to that portion of our property but we still need to maintain it, we can access it by a stairway but for larger items we have walked our mower, over the corner of the neighbors lot.
So now with pending new neighbors I'm considering asking them if they would consider to give us a permanent right of way easement for access across their land.
I know the easement would need to be prepared by an attorney, and also would have recording costs to both parties to add this to titles.
Just want to know if anyone has done something like this and what you think is reasonable compensation to offer them, I of course would pay attorney fees and recording fees for us both.
