I cannot say much on the age of properties or vacancy rates of Colorado, but vacancies here are extremely low.

I actually like the cold but don't like the snow at all unless it's there for a purpose.....like snowboarding.Anyways, where would be a warm place that you would like to invest? 

The one that was extremely low was where the contractor left all kinds of debris in the yard and the property manager did not have the house properly cleaned before the appraiser got there.

I personally invest with Rent to Retirement and have been extremely happy with the results. https://renttoretirement.com  Find a market you like and then compare the type of properties and deals turnkey companies provide in those markets.

That would be extremely useful.  

The seller is an agent/investor with a fairly aggressive negotiating style, and will mostly likely push for an extreme (multiple points) extension penalty.

Ok, so I had an extremely motivated seller approach me about buying their property.

Analysis Paralysis is extremely common, and gets all of us in the beginning.  

With that being said, I want to be extremely cautious as this deal sounds too good to be true.
