It's all about putting together the puzzle pieces I think.

My tenant just informed me that the next door neighbor's dog is ripping pieces off the fence dividing the two properties and eating them, thereby creating holes in the fence through which it is using to enter the yard of my tenant.

My next piece of advice is: make sure you get out and meet people.

If they do, tell them that they left off a piece of information on their application or you need to ask some other question. 

In my case it is obvious anyway since I live in the same community as all of my rentals and I am a member of the Board of the HOA anyway.But it has always bugged me, because all the books on land lording give the same piece of advice: Never tell them your address.

To get a BBB you are put through a background check blah blah blah, and like it or not, the general public see it as a credibility metric, just like you see that silly piece of paper as holding value, status and what not.Or better yet.
