It's a roller coaster, but definitely worth while in the long run!

Rolling is the worst, even if you use a mini roller in my experience, almost impossible not to get "fat boys" as we call them, along the bottom of all the slats.

It's been a roller coaster ride let me tell you.

Stable tenant is great, just realize that future tenants may be more problematic in a "not great" neighborhood; it could be more of a roller coaster ride than a higher rent property, especially if you manage yourself, as we do.

Big materials are easy (Cabinets, Counters, toilets, etc.) but small materials like screws, glue, caulk, paint brushes, rollers, plastic, are hard to estimate and put into a category.

Long story (and helluva roller coaster ride), I partnered with an investor and we secured funding for my first three specs, including lots, last week. 

Roller brush and pole and half a day should do it.

However, California has a history of being a cyclical (“bubble”) market so property values roller-coaster up and down.
