It was a project started this decade where the city of Atlanta has repurposed an old rail system (out of use) and is putting in connected neighborhood parks, 10-ft wide bike, scooter, walk, run path, and a light rail system adjacent to it, all the way around the downtown area of Atlanta.

Saying they are the highest in the country, with the exception of New Jersey is about as ridiculous as saying all of Michigan is a gang infested slum, simply because parts of Detroit are.Also, Texas State sales tax is 6.25%, with local cities and municipalities adding on top, but it is capped by the state at 8.25%.  

They want out to other parts of the country and 1031.The other camp is Cali lifers.

Rather then let them think you are the buyer, come at it like this:" seller, I work with a large network of cash buyers both locally as well as from around the country and I would like the opportunity to present your home to them for the next 30 days and see if I cant bring an all cash buyer.

For the rest of the country, the chances for such people to make it will be more in winning Lotto than dealing in real estate. 

So this just leads me down the path I really want to go down.

As for rentals, it's one of the best for cash flowing properties in the country.
