How's the market in Buffalo, NY?

Hey Everyone,

I have some family in the Buffalo area and they've been telling my wife and I that, "Buffalo's coming back!"

I would be very open to the possibility of doing business in the area but wanted to ask if anyone had any opinions or perspectives on the current RE market?

At this point i'm open to flipping or buy-and-hold.
