If so, consider it.The counter-consideration is this:  IF the market doesn't demand hardwood upstairs, is it likely to punish you for a certain flooring choice?

So it doesn't make sense that a bank has a choice of lending at cap rate or at appraisal value, they're one and the same.Also, a bank would never lend at cap rate anyway.

The good news here is this:  there are good provisions in lending for sales and transfers within a family that create a beneficial situation for all.If the loan balance is small enough then you may be able to purchase it from your grandmother using the equity she wants to give you as part of or all of the down payment. 

Whatever your choice, cleaning, maintaining, and storing your sprayer properly will save you a ton of headache in the long run.  

Tbh, I plan on staying a realtor FT and not returning to bartend, but I don’t want my W2s to go to waste especially when they can be beneficial in getting traditional financing.

I've found that calling landlords as a potential tenant can be very beneficial as well. 

It's either this or mailers, which I hate... easy choice, right?

And to be completely candid, if you really want to rent units, apartments would be a better choice.  

Honestly speaking , if you have a substantial amount of capital gains, investing in opportunity zones could prove beneficial.
