The road gets washed out on the state side, so there are maintenance issues, ever try to get a state agency to fix a road in the middle of nowhere that are really only used by you and few others?

I see no reason at all to do anything to property manager #2, he inherited the tenants and was fired 2 months later, didn't even give him time to do much imo, you leave out a lot of detailsIf the 2nd manager was just fired (last 30 days) what part of this was he involved in and are you mad about!?

This tenant has a dog that goes in and out on rainy/snowy days. ...and this dog also slops water out it's dish. ...and they apparently aren't very careful washing dishes near the sink either.

Close on the 1st, no interest payment at closing, 1st payment in 30 days....close on the 15th, you pay half a month interest at closing, first payment in 45 days, etc.....it’s all a wash

I also have a tax account since all of my money is I-9 type, but that washes at the end of the year and whatever is left gets thrown into Bills or capex.
