A couple things I am doing to maximize my rentals are looking at properties near colleges/universities to rent to students as well as properties near tourist attractions to rent on sites like VRBO or AirBnB.

A few properties were in high tourist towns.

One major advantage to living in such a transient, tourist-popular destination is the money I have made through AirBnB and other vacation rental sites.

Weehawken is the closest NJ town to NYC and should be ripe for NYC tourists.  

People don't want their neighborhoods over run with partying tourists...

We're growing from a tourist destination to a full-fledged city.

There's plenty of other things for tourists to do while in the are as well.

This will be my first deal of this kind and future equity is high potential with a lot of jobs coming to the area and appealing to tourist.  

There aren't enough hotel beds in the town to house half the number of tourists we have here at any given time, so the majority of housing is condos rented out to skiers and other tourists.

From standard suburban SFR, tourist district vacation rentals, military and student housing to retirement communities, you have your pick.
