Home in Beautiful country town, no close city

i keep running into this issue with finding motivated sellers in country towns. They have beautiful ranch properties or small farm properties. I may be falling in love with the beauty. A few properties were in high tourist towns. If the deal is good, why is it hard to find buyers for these beautiful homes and pieces of land? I know the obvious answers are, "there's no large city near " harder to rent out

I guess I'm telly asking. How can I find great deals in cities, good neighborhoods, etc. before everyone else?
