Looking to buy rentals to fund early retirement

I am looking to get into real estate investment. I would like to purchase 10+ properties in the next 6 years to fund my early retirement. I want to primarily purchase out of state, either in Arizona or Florida. I currently live in Missouri and want to retire farther south. I have thought about condos, but I am hesitant because of the HOA fees. Any advice for a new investor?

@Jayson Cruse

Have you ever considered Alabama? You would be surprised and some of the returns you can achieve with a minimal upfront investment. If you're interested...send me a PM and I'll be happy to get you some more info.

Have a good one!
