You can send out mailer post cards to neighborhoods where you would like to take on buyers and sellers.Some agents go door knocking for business.Your brokerage whomever you go with should be able to offer you some advice on how to get started.

Also, how would you craft the agreement so that you are protected but it is a win-win for everyone involved.I recently listened to one of the older podcasts, where the subject to is crafted in a way that gives the initial buyer a 60 day option to find a buyer wanting to do a lease purchase.My good friend owns a nice 2004 3/2 down the road from me and she is recently divorced but is stationed in CA in the Air Force and can't afford the maintenance on it...she has rented it the last year but couldnt get the rents because of some of the deferred maintenance issues so she can't even cover her mortgage now.

I have a group that meets monthly(my profile has details), there is another group that meets monthly, there are 2 real good BIG groups that charge $140+ per year but are great for networking.Start meeting people, learning, business cards and let everyone know that you are looking for properties to purchase.

In my experiences I don't like online auction sites because some sites when they don't meet their desried price they can just cancel your bid then they'll usually put it up for bid again starting at your winning price which isnt cool. 2) yes the liens are usually wiped clean. 3) I go to courthouse auctions and only bid on properties that have open houses.

I do like the idea of card machines over coin but that may be more expensive for the card reader.
