Do others have better methods?

Looking at the next ones via traditional & BRRRR methods.  

Truly, about the only way we can get a property to cashflow is by using the BRRRR method.

One easy method I have used to find maintenance issues is asking the tenants during the inspection (if they are on-site).

Refi Options: Is a cash-out refi, HELOC, or other method to pull out the newly built up equity the way to go?

Like, as of Oct 24th 2021, my goal is to go full force into STRs because I believe it gets me closer to my vision, faster than other methods.

The best thing to do is begin a log of the dates, times and contact methods you have tried to reach the owner. 

The sheer majority of your mailers go to undeliverable addresses (and you need to skip trace them) and/or they throw your mailers away just like I don't bother reading domino's pizza span mailers telling me that if I get a large pizza I get 5 pounds of anchovies for free.Secondly, just like texts and calling, people also get a TON of mailers sent to them, so again DMM does NOT stand you out.That said, ALL the methods shown here are bad.Do you all understand how many phone calls I get from people that say "Hey I got your card in the mail, how doe sit work?".
