I have a few friends in ML and a BP colleague or 2.  Hopefully one will chime in.

Househacking is a great way to get started.  I've actually been Househacking for 14 years straight.  It helped me pay my house (MIL 'duplex') off plus a few hundred in CF left over so am paid to live here.  Pretty awesome in a world where housing costs most people 30+% of their income.
