New Investor Interested in Charlotte. Want to connect & learn

Hi all,

I am just getting started in real estate investing and I'm very interested in Charlotte. I have some money to invest, and would love to partner with someone who knows the market well (I'm in California). I'm willing to work hard and/or cover more of the investment in exchange for a chance to learn. I have also done a lot of rehabbing, so I generally understand what's involved and how to manage contractors. Any tips would be appreciated. Thanks!

Over the last 12 years, I've bought/rehabbed/rented around 24 SFHs in Concord, NC approx 25 miles NE of Charlotte. What was crazy easy 12 years ago is very challenging now e.g. many competitive buyers not to mention the big hedge fund guys. I have not bought off the MLS in probably 6 years. Auctions and foreclosure sales occasionally produce a decent deal. I've found I can make the numbers work with new construction but I had to get my GC license to remove that cost from the equation. Now, inflation and scarcity of materials is making even that a difficult play. I don't mean to discourage you, but it is a very tough market currently.
