In the description it has our criteria of what we are expecting.

Someone will copy/paste your pictures and description to a craigslist ad, ask for potential tenant to meet them and pay a cash deposit or wire the money to someone. 

All pages, all schedules, no "stated tax return descriptions," no butts, no exceptions.

My agents have tried the same and haven't been able to find anyone.I don't feel confident to come up with a good estimate just using photos & property description. 

Mitchell,  from your description of the so called contractor, there is no way I would deal with him.
