$ out Refi, Line of Credit, or Private $ Lenders for Rentals

Can anyone recommend potential lenders that will do a cash-out refi, line of credit, or first mortgage on a condo unit in Maryland (Eastern Shore)? Don't think it would qualify as a second home. Ocean view unit used for weekly rentals during the summer season (from roughly Memorial Day to Labor Day). In a large tower, with ~200-250 units. Not a condo-tel, but all  owners are likely trying to rent units during the season.
