Certain nooks in CA like Pittsburg or Richmond, if zillow's info in correct, have apparently grown year on year by an average of about 19% for each of the last 5 years...probably not a sustainable growth rate for 10 years but that would be the sort of growth rate per year that would justify 50 or 70 % down payments. 

Hi everyone,I would like to survey the crowd as to what everyone is using for organic rent growth and expense growth assumptions.

I've used one, which I will not name, for a few recently but have grown dissatisfied.  

I have only lived here for about a year, but the locals that have lived here their entire lives have told me how much it has grown in their lifetime and it crazy to imagine experiencing that kind of change.

I will admit doing this for my 1400 member group took a lot of organization and planning.
