I am in Bell which is the #1 rated neighborhood elementary school in CPS, I agree that Bell is a good school but if Bell starts to pile 35 or 40 6, 7 and 8 year old kids into a class room with only one teacher, the luster is going to fade and with it property values within the Bell School District.  

Also you need to ask yourself if the juice is worth the squeeze......what if you were to just go out and find a $80k house that only needs $5k in cosmetic that you can lock down conventional loan and put $20k +$3k closing and $5k reno.

I always ask for 30 year loans and usually get offered 10-20 year amort, but we all know that we are going to refinance in a few years anyway, so I always ensure there are no prepayment penalties (learned this one the hard way).Hope my thoughts help you get the juices flowing.

This is a grey area and there are many class action attorneys just looking for some juice.

This mom and daughter combo, wouldn't allow us to leave if we didnt stuff our bellies pockets and hands with all sorts of goodies.

As far as building the actually list or lead generation I would consider doing this by going to Investor events in your local town ( Belly to belly) There is nothing better then getting face to face with a prospect.
