Syndication Veterans: My 1st deal, fees too high?

Hello wise syndication veterans, I need your help as I evaluate my 1st syndication, $100k investment.

**The Deal: 244units, Houston**

What do you think of these fees, fair or a little over-the-top?

- Acquisition Fee - 1% of Purchase Price

- Asset Set up Fee - $8,500 total

- Asset Management Fee - 3% of income

- Disposition Fee - 5% of difference b/n purchase price and eventual sales price

- Mortgage Guarantee Fee - 1% of amount guaranteed

- Financial Services Fee - 5% of capital contribution of each limited partner

- 65/35 Split: After investment repaid

The phrase compensation scheme disguised as an asset class comes to mind. 

I have nothing of merit to add about the fund that hasn't already been said. 

But has anyone checked out the Podcaster, Buck Joffrey's, website

Its like an episode of American Greed came to life. 

Its a one stop shop for every misused financial product and NLP trick out there. Infinite Banking through Whole Life, fund raising for others PPMs, fear mongering ("Your wealth advisor is very likely a nice person but misguided. And just as likely to die broke as the next professional".), move your retirement to a SD IRA and invest with us, affiliated with others (Kiyosaki and Schiff) who have burned people in the past...

One of the worst sites I've seen in a long time. Only thing they are missing is Velocity Banking and Turnkey.
