Then if it doesn't work out, either the other tenant will call the police (you aren't in any way liable then since there's no record of acquiescence) or you will have to invoke lease remedies to mitigate your other tenant.

To break that down, an investor that buys an A-class property that only generates 5% CoC ROI in order to have a safe and stable asset over the long term is surely choosing a conservative investment (perhaps as part of diversification and risk mitigation).Another perspective, I work for a large bank (about as conservative as it gets) and we usually see ~13% ROE.

We mitigate our risk by requiring each tenant with a pet to hold a renter's insurance policy that covers said pet.

I didn't have all of the answers but I did my best to show them I was serious, financially responsible, had done my homework before sitting down with them, wasn't crazy and already quit my day job, and aware enough to see the risk I was about to undertake and mitigate it by finding the exit funding early.
