Tenant smoking weed in unit

So my tenant has been great and paying on time. I received a complaint from a neighbor unit that the tenant is smoking weed inside the unit. She clearly smells it and the other day knocked on the door to give her something and called me to tell me that it smelled very bad in the unit. I do have a no smoking policy in my lease.

I also have recently been told by the tenant smoking that she will be leaving when her lease is up at the end of April. What would you do in this situation? Thank you!
