First investment property and 1 tenant is a hoarder!!!

We put an offer down on a duplex that is priced $60 below market price kn that area. One side is decent but the other is a hoarder that hasn’t paid rent in 8 months plus, it’s full of junk and the back yard is a nightmare. Tenant also ripped out toilets, sinks, all appliances and is stealing electricity from someone because there’s no longer working electricity in thw house. He also took all the copper.

Seller is asking for only 5 day option period and of course trying to squeeze as much money out as possible. Property has been sitting there for 40+ days without any offers.

Needs new roof for sure, lots of cleaning. Lots of work on one side.

Do you have any advice, recommendations, helpful comments or anything that can help a girl out?

The tenant said he was in the process of moving his stuff out but I doubt he will clean out.
