That isn’t going to happen No violent crimes or past evictions - do not take on a tenant who has an eviction on their record I cannot stress that enough - ask me how I know Make sure they have a car Be sure they make 2.5-3X the monthly rent Of coarse there’s a bunch of “ people groups” whom happen to be proven to be high risk I would not accept but I will not be posting that criteria online

Before seattle changed its rules and I hired a property manager, I used language in my qualifying criteria to basically say that if a criminal record was present it must not reflect a pattern of repeated infractions, must not have been for any violent crime or type of crime likely to impact landlord property, other tenants, or the landlord; any not yet completed incarceration, parole, restitution, etc must not present an obstacle to paying rent and maintaining compliance with rental agreement, and there must be evidence of stability/mitigation, e.g. gainful employment, attending school, or some other constructive activity occurring after the conviction. But again, might be good to consult with attorney OR work with a local snohomish county property manager or landlord group who know better what is going on there.Again I would also seriously consider having floor on credit score.

Knocking on doors when the agent (as instructed by the owner) forbids it, is A) rude, B) could be trespassing (I get there may be little if any consequences to that), C) could get violent (I'm confident you would not be welcomed at my front door and would be met with swift and decisive resistance), D) could get you into trouble with your local Realtor board, and E) could get you blackballed on the deal.

It stipulates reasons for when a tenancy can be terminated or a renter evicted.Under the ordinance, a landlord can evict a tenant "for cause" if a tenant fails to pay rent within three days of receiving a written notice, violates a material term of the rental agreement or uses the dwelling unit for illegal purposes such as distributing a controlled substance or using, manufacturing or possessing weapons and ammunition.Landlords also can evict a tenant who make threats to commit a violent crime resulting in death or bodily injury, or who continue nuisance or disorderly behavior that destroys the peace, comfort or safety of the rental complex.

It's interesting to hear your responses about Sunnyside because when I began researching Houston, Sunnyside popped up as an area with increased violent crimes so I crossed it off my list.
